This is a thank you for all the excellent work you have done since we
first were in contact with you in 2014. You have worked through the
legal complications of making sure that there was a general building
permit for the first piece of land until you managed to get all the
necessary agreements ready between the three owners of the last piece of
land that we added in 2018. And thank you very much also for linking us
up with a helpful lawyer and with a very good architect and a building
constructor.
We fell in love with Ithaca when we came here in 2014. We have travelled
in Greece for many years and have seen some very nice places, but this
was special. And after Demetri suggested that we could build a house
and showed us the place and the view of the Afales Bay, this sounded
like a very good idea. There were legal obstacles for a building permit:
was there a road access in a legal sense (necessary for a building
permit)? Who could at that time issue a building permit on Ithaca? But
you managed to solve all these problems, and so the first piece of land
was bought and the work of the architect began. This worked very well,
the architect you suggested is excellent and we had a good dialogue
going while we discussed the details of the house - the compromise
between what we wanted on the one hand and what made sense in the local
climate, what are the local building restrictions on the other. And once
the plans wre getting ready, the building contractor that offered the
best all over deal also did excellent work - so much so that we have
asked him to do some further work on the landscaping of the land. While
all this was going on, you also managed to get us in contact with the
owners of two additional plots which when added to the first one made
the combined plot just what we wanted.
So thank you very much - in April we will be back on Ithaca for the 11th
time or so since we came first time in 2014.

I can whole-heartedly recommend using Erika Bach if you’re thinking about buying property in Ithaca. From start to finish the service she provided was much more than just professional and reassuring, but also friendly and going above and beyond on lots of details. From the moment her and Dimitris met me at the ferry, I felt I was in good hands. Erika has quite a reputation on the island for her thoroughness, and she explained to me that she won’t take on a property unless it has already got all its paperwork in order and has been thoroughly vetted. As she says, it’s too hot to be chasing bits of paper round the island! This meant that amazingly for me, from first seeing the property online to having the keys in my hand, the whole transaction completed, took only six weeks! Incredible.
Of course, not all purchases can go that quickly or smoothly, but you can trust that Erika is going to be on it like a demon till it gets sorted. Honestly, I would send her a quick email about something and she would then ring me and I’d realise it was 1am for her, but she’d ring me to let me know the answer. You do hear horror stories, everywhere in the world, and it can be nerve wracking when doing a property purchase outside of the system that you’re used to. I felt totally safe using Erika. Her and Dimitris were also unbelievably helpful beyond the purchase itself - taking me on a tour of the island, helping me open my bank account, finding me workmen for the house etc etc. I know I sound like I’m being paid to write all this, but I just have no negative things to say!!
